Considering selling? I've put an easy step by step guide on the selling process.

RESEARCH - If you don't closely follow the market already, use online portals to search comparable properties and what they recently sold for so you have an idea of where buyers are going to be on your property.
MEET - Talk to a few agents and get their feedback and recommendations. This would include the price on which they think you could achieve and also the method in which they would sell the property - auction, private treaty & expressions of interest. Market conditions and the type of proeprty you have would influence their recommendations.
PAPERWORK - Agents with need an agency agreement signed to agree on the price at which a proeprty will be marketed, the amount of advertising money to be spent and a commission fee to be paid for a successful sale.
REPAIRS & MAINTENANCE - A good agent will give really good guidence one any repairs & maintenance that should be done to a property before marketing. A first impression can only be made once.
CONTRACT - You will need to engage a solicitor or conveyancer to act on your behalf and prepare a contract of sale. A residential property can not be marketed without a contract.
MARKETING - Photos, floorplan & copy are professionaly done and marketing material such as brochures, signboard and internet listings are prepared for launch day.
OPEN HOMES - Open homes are commonly scheduled for twice a week. The property should be clean and tidy each time and your agent will report back after each inspections with how many people came through and what feedback the buyers gave.
AUCTION OR OFFERS - Depending on the method of sale, your property will go to auction or sold via negotiations. As well as price, the period until settlement can sometimes be negotiated as well as requests to change special conditions. Any changed to special conditions are always negotiated in consultation with the vendors solicitor who will offer advice and repercussions on agreeing to certain changes.
CONTRACTS SIGNED & DEPOSIT PAID - Once you agree on price and terms of a sale, contracts are signed by both parties and a deposit is paid. Signed contracts are sent from the agent to both the seller and buyers solicitor and the deposit is held in the real estate agents trust account.
SETTLEMENT - The solicitors handle the settlement of a property and advise the agent when complete. The deposit is then paid to the seller and the keys handed over to the buyer.
